My Wife and I had listed our Home for Sale by owner and were being helped by Fletcher C. Bauman of Champion Realty to find a Home for us to buy. We had our Home on the Market for over a Month with no serious inquiries. All of the people who came to look at the house were not serious Home Buyers. We finally found the Home we wanted to buy and put a Contract on it contingent to us selling our House. After a few weeks and several Newspaper ads later we had no bites on the House. Our main concern in selling our Home ourselves was to save the Commission we would have to put out if we listed it with an agent. Fletcher approached us and asked if he could do a Market analysis on Homes sold in our neighborhood to see how much he thought he could sell it for. We had listed our Home for what we thought was market price. Fletcher came back to us and said he thought he could easily list it for 7% more. . We gave him the go ahead on a Thursday Night and by Friday afternoon, even before the Picture was posted, he already had 6 appointments for Saturday. We ended up having around 8 Couples look at our Home and came away from that one day with 3 Qualified contracts all for $10,000.00 above our original list price. We were stunned. Hind site in place, we should have done that right off the bat instead of the For Sale by Owner. We actually came away with more money with none of the hassle even with paying the commission. Being a first time home seller I did not have a clue what to do, where to go, how to do it. A friend suggested I contact Fletcher Bauman. Having recently completed surgery residency training in Ohio, I had accepted a position in Montgomery County. While still working in Ohio, and with relatively little time and money, my wife and I needed to locate a home of choice and complete a contract within approximately one week, which was the total remainder of our allotted vacation time. We were concerned that we might end up with a rental due to our constraints. Fletcher was recommended to us, and the stage was set for house hunting.
